Does adding square footage to my lake home require a permit?
Yes — any structural addition requires building permits, inspections, and in lakefront locations, often Ameren SMO review as well. We manage all permitting from initial submission through certificate of occupancy. Unpermitted additions create significant problems at resale and in insurance claims.
How do you ensure an addition won't damage the existing foundation or structure?
We begin every addition project with a structural assessment of the existing foundation and framing system. We identify load-bearing elements, assess the foundation's capacity to carry additional load, and design the connection between existing and new construction to perform as a single integrated system. We don't start building until the engineering is confirmed.
